Positive: So close to ocean it was almost scary due to an atmospheric river storm. I didn't want to return my condo. The restaurant next door was awesome with amazing service. Loved the bed and the ocean sounds at night. Jacuzzi was good enough. I really would like to keep this treasure to myself, but duty calls. Negative: The parking was confusing. The lot was not labeled, and kinda ghetto. Lost service while searching, so have it saved before you arrive.

Pros: Sarah is an extremely kind and responsive host. When messaged, I always received an answer within 15 mins. The location was perfect. Just one block from the water. The rental was very clean, tidy, and comfortable. Cons: Each morning, we were awoken by a child residing in the unit above us who treated our ceiling like a race track. This same drum beat of running footsteps were intermittent through our stay. Those looking for a relaxing environment should not stay here. Those looking to enjoy the sounds of the ocean should not stay here. When we notified Sarah, she tried to reach out to the unit above us . . . to no success. There was no outdoor lighting. Therefore, after sunset, trips down steep stairs to the jacuzzi or the grill were always an adventure. Be mindful if staying here with children. By way of background, this is my first review wherein I provided less than a five-star review.

Unfortunately it didn’t feel as comfortable or private as described. You can hear every movement from the guests staying in the attached unit.

My stay at this property managed by “The Wave House” unfortunately had to be canceled due to an overpowering smell of chemicals, raising significant safety concerns. While the property itself seemed promising, the strong chemical odor made it uninhabitable and compromised the well-being of guests. I appreciate the importance of property maintenance, but the safety and comfort of guests should always take precedence. I hope this feedback prompts The Wave House management team to conduct thorough assessments of their properties to ensure a safe and enjoyable experience for future guests.

Great little getaway condo right at the beach in Half Moon Bay. Couldn't be happier with our stay. Secure, fenced-in yard was great for our dogs. Perfectly appointed - literally everything we needed for a weekend getaway. Close enough to town (supermarkets, starbucks!, drugstores) that if we needed anything it was right there...everything else was available through DoorDash! Highly recommend!

Positive: Great location and overall a spacious and comfortable living space. Great views! Kitchen was modestly equipped but worked for us. Negative: Bathroom is curiously small and awkward given the spaciousness of the rest of the space. Also a bit noisy with a variety of pumps, blowers and other mechanical equipment running in the background.

First, this is a large home with three floors. About 2/3 of the middle floor is dedicated to this rental and it is wrongly described as a bungalow. You walk up a flight of stairs to get to the unit. The owners (or other guests) are living above, below and beside you. There are two locked doors in the living room and one locked door off the bedroom next to the tiny bathroom. We could hear voices and other noises beyond the doors which really freaked out our dogs. We could also hear footsteps and plumbing from the floor above us. We were three adult family members having a reunion and this rental didn't work for us. The hot tub was already heated, but the water was unfiltered. When the jets were turned on small dead bugs were abundant in the water. My son took the time to wipe down and clean the sides of the tub and then turned on the filter. After awhile the water cleared and we enjoyed the clean water. There is limited privacy in the spa and BBQ area and a few times when we looked up (or down) at the house, a woman was looking right back at us. There were no towels for the spa or beach; fortunately we brought our own. The tiny bathroom had three bath towels only. We used the washer/dryer combination to wash towels. The process took well over 5 hours. The sofas and TV in the living room were cozy and inviting. The fold out bed was a typical fold out bed -- we brought an aerobed. Photos of the unit showed a wine opener in a drawer but it wasn't there or anywhere in the unit. The restaurant had already closed so we followed an online video on creative ways to open wine. The outdoor grill looked good, but the tiny sink and counter in the corner of the kitchenette area inside made us dread the thought of the clean-up process. 5 stars for the location. We were next door to Miramar Restaurant with really good food, a great bar, friendly staff and perfect outdoor seating with doggies. The beaches were within walking distance. I live inland from HMB and have visited here many times. I wish I had taken more time to evaluate accommodations for my special reunion. The house was clean and nicely furnished. For three adults and two doggies requiring privacy and comfort, it just wasn't a good fit for us. Please update the details of your listing; some of them are misleading.

The property manager never responded to my initial attempts to communicate with him re: a very powerful insecticide odor. The place had water leaks in the ceiling from the unit above. That same unit above was noisy. The nearest restaurant, Miramar, closes at 7pm. Poor experience altogether.

This property is perfectly situated and exactly what we were looking for to have a relaxing getaway. Loved the fenced in yard for my dogs, and I really enjoyed being walking distance from the beach and dining. The carpet was a little stained, but honestly that made me just worry less about having my dogs with me. I also question how recently the hot tub had been cleaned because it did have a little funk/smell to it. The host was friendly, but I let them know that there was a lot of garbage left from the last person to stay there, and no one ever came to pick it up in the week that I was there. I let them know after a raccoon got into the garbage and spread it around the yard, and I had to go out and clean it all up. Overall, though, that was one small thing that didn’t ruin the trip for me.

Getting a refund was a huge hassle also but thanks to VRBO backup we finally received a refund. However, the costs and frustrations involved in this transaction can never be recouped!!!! Hi Andrea, We are very disappointed in this vacation rental and are not able to stay in a place like this. The entire kitchen/dining area surrounded with windows has no blinds and leaves us with no privacy. The views out one side are of the back of a restaurant and the other side has a house under construction directly behind the fence that borders someone else’s back yard. Horrible!!! Not at all as advertised onVRBO. There is no dishwasher,oven,garbage disposal, dryer…etc. The stairs to the door are much steeper than the pictures show and there are gaps under the fences/gates where our little dogs can escape. NOT DOG FRIENDLY AT ALL!!! We can not stay here and are requesting a refund from you before we contact VRBO. We have stayed at many vacation homes and have never had such a bad experience.

Convenient location, but nasty, chemical smell inside.
Positive: The location was convenient to the bike trail and restaurants, etc. When we notified the management about the smell, they moved us to another house for the final 2 nights. Jeremy was very helpful and we appreciate that he quickly resolved our problem. Negative: The minute we entered, the strong chemical smell was overwhelmingly bad. It smelled like insect poison or some very caustic cleaning product. We tried airing things out and running all of the fans and air purifiers they had, (suggesting that this has been a problem before) but the nauseating odor gave us headaches, made our noses burn and was truly intolerable. We shut off the bedroom and opened all those windows, which mitigated the smell just enough to sleep the first night, but in the morning, the smell in the living area seemed even worse. Now that we've looked back at previous reviews, we see that this has been an on-going problem. The apartment was also a bit quirky. The parking area looked like a junkyard. None of the lights on the steep stairway to the front door were working. Inside, several of the doors seemed to have been hung so they opened the wrong way and the light switches were behind the doors. The bathroom layout was especially odd and tiny. It would have been much nicer if they had incorporated the laundry closet area within the bathroom and so that there was only one door to enter the bathroom. The quirkiness was tolerable. The smell was not.

Positive: Great location just steps from the beach and a restaurant! They were responsive with questions we had. Very comfortable and clean unit with lots of natural light. Negative: They were helpful in cleaning up the mess from the raccoons getting into the trash. Would recommend keeping the trash elsewhere as we had safety issues for us and our dog while trying to get out the front door at night with the hungry raccoons. A light that you can turn on and off from inside the unit to see the stairs would be helpful too.

Sarah's house is located steps away from the beach and it's really clean. It's also walking distance to the Pillar Point Harbor and downtown Half Moon Bay is a short drive (5-7 minutes without traffic) away. Compared to other AirBnB listing, this house certainly a good bang for the bucks and it's a good size for small family of 3-4 people. We really enjoyed having the gas grill in the backyard and we grilled steak and freshly caught rock fish there. Having the hot tub is a huge bonus for a cool night. It's highly recommended to rent for a getaway trip.

I sent messages asking about a possible early check-in and some other questions the norning of our check-in, but didn't receive a reply. Then once we checked in, the power went out in the kitchen while we were cooking dinner, so I needed immediate feedback on what to do, which didn't happen. I called the phone number given multiple times with no response. By the time we got a message back, we had already given up on the food and ordered pizza. We had to toss about $75 of food we had purchased at the farmers market.

Positive: Property was clean, neat, and orderly Very close to the beach & restaurant Property management company was responsive once we were on site Negative: The communication between client and property management prior to arrival was terrible. I emailed questions to multiple email addresses and received very late responses (and/or incorrect information). We were told that there was only a Keurig coffee maker on site, and arrived to find two drip coffee makers and an electric kettle. There were only three pieces of firewood at the fire pit and no kindling. I emailed a week prior to our arrival asking if we should bring firewood and received no response. Property did not disclose that it was a one flight walk up (not ADA compliant). No smoke alarm in the bedroom and no fire extinguisher on the property despite having a propane grill and fire pit. There are 5 opening windows - 4 in the bedroom and one in the bathroom. Of the 4 in the bedroom, only two had window screens - the two facing the street NOT the ocean. The garbage was piled up over the garbage cans outside so there were many flies around the property, so opening screenless windows was not an option. The house smelled strongly of fresh paint the whole time - worse in the afternoon when the kitchenette gets warm. There were multiple areas of obvious water damage to walls and ceilings, and spots of mold around the ceiling. The two air purifiers on site had filters that were so packed with grime they did not work (until my husband cleaned them). The dishes were not clean and we had to wash everything before we used it. Oddly, there was also a woman’s purse under the minibar sink with ID, debit cards, and personal photographs… not sure what to make of that. Should I have called the police? We chose this place because we had stayed at Landis many times and wanted to be in the same area. While we were not expecting the same experience, we were hoping for a better experience than we had.

Proximity to the beach is the selling point! My family really enjoyed the hot tub since half moon bay is always a bit chilly and foggy. While the place is a great deal for the location, the rocky gravel parking and full trashcans smelling up the stairway leading into the unit were less than inviting. Overlooking the shabby cleaning, the place was very well stocked. Sarah went above and beyond on amenities, even set up the pull out couch for us. We ended up all being able to sleep on the ginormous bed and didn’t need the couch at all! We would definitely return.

Our stay at Sarah's was overall pretty decent. This is a home right near the water that has been partitioned into multiple units. We had our own private entrance with access to the hot tub and outdoor grill area. The place was very clean and had everything we needed to cook dinner and enjoy the backyard space. The only thing that wasn't so great is the fact that we could hear the other guests in the unit next to us very loudly. We could hear a baby cry and a child jumping and riding a big wheel inside from 9 am to 10 pm, which wasn't the most relaxing thing to hear on a weekend getaway. We had to shove a blanket under the door to try and drown out the sounds coming from an additional door that was inside the bathroom. The additional door wasn't accessible as it was blocked by a storage cupboard, but the gaps between the door and door frame were large enough to hear every noise produced by the occupants of the other unit. This place could definitely benefit from better sound proofing.

Kitchen had everything and was very clean, no stove range however. Close to everything. The ocean is a block away and you can see/hear it from the house. Negative: Very, very strong smell of cleaning solvents. It was unbearable and we left the door open for most of the stay. Washer and dryer combo unit was very difficult to figure out, and no instructions were left for renters to follow Hot tub needs a new lid and better instructions.

Sarah was clear and responsive with instructions, and our questions. Repeating other visitors’ comments the smell of a toxic bug spray in the main living space was unbearable. It was explained as non-toxic, but it smelled like a raid bomb. Luckily we were only in town for one night, and we didn’t spend much time inside. The place was very clean other than that. Currently there’s a remodel going on next door, and they were working hard early Sunday morning. Great location to walk to the beach. One missing amenity was the couch mattress. Because of the toxic smell and the missing mattress my daughter and I shared the main bedroom. However Sarah was very apologetic and returned half the nightly rate, $54.00. The hot tub was nice.

The host let me go to an inn in town that is part of the same business to get service which was nice. Bed very comfortable. 4. Huge TV in living area is nice 5. Stocked very well with supplies. 6. Pleasant coastal artwork on walls. 7. Enclosed yard is wonderful for dog. 8. Parking is great. You can see your vehicle from bedroom window. Being able to park two vehicles is a plus. 9. Washer/dryer was great. Negative: 1. Hot tub too dirty to use. Once a month service is obviously not enough. 2. Strong solvent like smell hits you when you walk in front door. Seemed to get worse as days went by. There was an air purifier but the filter was so dirty, it didn’t help much. 3. Cigarette butts in fire pit are gross. 4. No lights in yard area or in hot tub area. Be careful after dark. 5. Stair handrail needs to be sanded to avoid splinters. Ouch! 6. Some windows have no screens so can’t open to let cool air in. 7. Large window/ wall in kitchen/ dining area have no blinds. Sun is blinding in area around 3pm. Construction crew next door have clear view of everything you do in there. At night who knows whose watching you. 8. Lots of construction going on outside. Dog went crazy barking at workers next door.

Comfortable Bed Space Furnished Comfortably Wonderful restaurant one block away Hummingbirds every morning in the backyard Cons: Awkward, small bathroom space Loud trash pickup at 6 AM one morning Neighbor digging up backyard offered little privacy due to floor-to-ceiling windows in unit Only two towels in unit Weird bug-spray smell upon arrival I think it's important to remember that this is someone's home, so the accommodations are not necessarily going to be up to a 4 star hotel standard. The unit is part of a larger home that seems to house several other individual units. But this place was super clean and comfortable. What an incredible home & place to live. The ocean & sky feel so alive here. It was blue sky and sunny at 7am then the marine layer began to grow and breathe. It was gorgeous. Above all, the location was beautiful. The large windows give a really lovely view of the ocean and even though it’s close to Highway 1, you wouldn’t know it. The property was very clean, stylish, and mostly well stocked. Great sitting area with a big tv and streaming services (our tv remote did not have batteries, but we luckily had some and that worked out). Kitchen is well stocked with all dishes you might need during your stay. Plenty of linens and pillows for the main bed and the pullout couch. The property is a little smaller than it appears (it’s a back apartment that you enter through a side lot, not the main house seen in some pictures), but really lovely and with a small yard that we could bring our dog to. It’s really ideal for two people, so if you’re thinking of a group of 3-4, it will be a little cramped. Since it is one unit of 3, if there are other people staying in one of the other units it can get somewhat loud, especially if there are kids. Not a huge deal and not a dealbreaker, but something to be aware of. All in all, Sarah was really responsive and the place was really great. We loved being so close to the beach and being able to see it while still cozied up inside. Definitely recommend this for a getaway!

Positive: easy parking, easy to get keys. The bed is comfortable. Negative: Location very misleading. The pin on the map shows its on the beach, but really its behind a restaurant and you cannot see the ocean. (You are not even along the coast) We thought it was suspicious that this "sea view" is not shown in the pictures and that there are a lot of pictures of what is in the drawers. The owners need to be up-front about this so people know what to expect. The restaurant you are behind is very loud (constantly running generator) and makes it impossible to leave the windows open. This was not disclosed. The restaurant also smells like fried food all day that wafts into the house. There were only two towels for the entire rental. Turns out there was an entire load of dirty laundry in the washer/dryer (that was still wet!) Quite gross. There were no batteries in the TV remote, so we couldn't even use it. The fire pit has no clear way to start it, even though it is lit in the pictures. No screens in half of the windows even though they have screen spots. Made it hard to keep windows open without bugs getting in. There were no trash bags in the trash can. (And none we could find of the proper size). No greeting paper on how to use the rental once we entered. Overall, I wish I stayed somewhere else.

Positive: Location was great! You're not on the beach, but you may as well not be. I wouldn't want to see people walking by my window. This was secluded, but you can still see the ocean, and it only took 2 minutes to walk to it. Miramar Restaurant was right across the street, and their food was excellent. There's a fantastic little grocery store just a mile up highway 1. I can't remember the name, but it was easy to find. Had everything you needed for a romantic stay and play evening. Charcuterie fixin's, roasted sandwiches, artisan bread, wine. They have ceiling connections for what looks like a projector set up, but it's not complete. I did the same in an old house of mine. If they plan to do this in the future, and move the TV from the living room to the bedroom, then that would be amazing. I've never stayed at a place with a projector setup. That would be cool. I love the recessed crown molding with lighting accents! It's exactly what I did at my old house. Super fun movie room feel! Overall, amazing place! Very clean! Negative: Hot tub needed cleaning, but it was fine. Couldn't use the fire pit. There should be a TV in the bedroom, but I think that's their eventual plan. Add that projector! :-)

Overall we had a great stay here. The pros: great location with short walking distance to the beach and a short drive to the restaurants. The space was clean and we had what we needed for kitchen supplies and towels. The check in process was easy and well documented. The bed was very comfortable and quite large. The fenced backyard with hot tub and grill is very nice, especially if you have dogs! The cons: There was a water leak coming from the ceiling but luckily it happened while we were checking out and when we reported it the management sent a plumber out right away. The noise from footsteps in the apartment upstairs was significant.

This rental apartment is all about the location. It is a pretty unique spot. The apartment itself is very clean and designed in a simple modern style with an open floor plan for the living space. There is hardwood floors throughout, except the bedroom. Lots of open space if you have kids to play. The hot tub outside was nice. Really, the highlight of the apartment is the bed! From the photos, I was concerned about the bed, because it looked like a queen and I'm not a fan of wooden frames like that. Actually though, the bed is huge- probably a Cal King, so very wide- which I like. Also, the mattress is dense foam so reasonably firm without being hard. The bedding was super soft and comfortable. I slept very well. In a way, for lodgings the bed should be the highlight, and here it was. The host was an effective communicator. She responded quickly and timely. She provided the needed information in advance of each stage of the stay, and we appreciated her restaurant suggestions, which we took advantage of. Parking was easy, which is important given the presence of several day visitors to the restaurant and beach. As some other reviewers noted, we did endure the problem of thumping from people on the floor above us running around their place, especially in the evening and early morning, because we were out as much of the day as possible to explore the area. I wonder if the room above is hardwood or similar laminate, because carpet would mitigate the noise, but anyway it is part of the situation there. If you don't like any noise from being in a multiplex-type setting, then choose elsewhere. The TV has DirecTV with that remote; there is no native Samsung remote, so you cannot switch inputs, like to project for your own device to it or anything like that. Note that the house next door is under construction at this time, so we did experience hammering and other construction sounds beginning after like 8 am.

Thank you for the great, clean place right by one of my favorite beaches for dogs. Enjoyed walking one block to a beautiful beach and trail. Parking was very easy and right in front of the gate. Very easy check in. Coffee, filters, provided as well has cooking tools for simple breakfasts. Large windows were stunning and still felt private despite the lack of curtains. This may change as the house adjacent is worked on or finished.— at the moment looks like construction has been paused. Can see the ocean from a distance from bedroom windows. Note for those with limited mobility— the bed is super high. My senior mom had a hard time but managed. Dad could not. For everyone else the bed is very comfortable. Sofa bed is large and no complaints In terms of noise, you will be able to hear people above you. I think upstairs is an Airbnb too. So it will depend on who is there. Also heater fan is kind of noisy. Had one issue with dish service but Sarah was great at helping to troubleshoot. Despite the small issues, I recommend it for sure!

Great location, very close to the beach. Hot tub was nice. Bathroom is a little tight and clumsy but fine for our needs. Sarah was kind in letting our family who drove to meet us stay for a night! Very thin separation between units so we could hear the other guests at night even when they were just walking. Not a deal breaker just a heads up.

This is a lovely unit with great natural light. Ocean views (& breezes) from the bedroom were lovely. LOVE and appreciate the fact that it was dog-friendly (thank you!). The stairs up to the unit are quite steep - just be aware if you (or your four-legged companions) struggle with steep slopes. Hot tub was very nice, and we used it every morning. Also used the grill multiple times. Not much downtime to watch TV, but if you're in the mood for a movie, the TV is huge and nice (easy access to Netflix, etc.). Definitely would recommend this spot if you are looking to vacation in the Half Moon Bay area. We were there for four days and could have filled a week or more with beach walks, hikes, and exploration... (Oh, and if you go, skip Safeway and shop local at Spangler's -- an absolutely wonderful market just a mile up the road!)

Nice big one bed/one bath unit in a triplex. Very spacious living room with a kitchenette and dining table. Comfortable sofas, one of which pulls out to a full size bed. Bedroom was sizable and bed was nice. Bathroom was very small but functional. It would have been nice to have more openable windows and more screens on the ones that do open. Huge private yard with nice picnic table etc. Location is amazing, one block from the waves and a nice beachside restaurant. If you are sensitive to noise, this may not be the best place for you since you do hear some highway noise in the distance and from the people living above you who seem to have children who run around at night. Host does not provide recycling containers so you will need to take recycling home with you if you care about the environment.

Great location and very clean space! The yard was fully fenced in which was great for our dog. The hot tub was wonderful and there’s lots of space to lounge outside. Our only issue was that the upstairs neighbors were quite loud sometimes at early hours in the morning, but overall it was an easy and comfortable experience. Will definitely stay again if in the area!

Condo was good. Enjoyed the location. Clean and well stocked. We had an extreme paranoia over the strict sound regulations and having a toddler, then upstairs tenants kids were extremely loud. There was an existing leak problem with the shower in the bathroom that was a little stressful but didn’t ruin the trip. Notified host of leak and was very prompt in response and understanding of our quarantine and not wanting a repair person in the house. The hot tub was not in good working order either which disappointed my husband. Enjoyed having a private yard for the dogs to bounce around in and not have to be on a leashed walk.

This is our second time staying here, and we really enjoyed our time at this home. It has everything you need, including a hot tub and a great backyard. We literally watched whales from the kitchen table! It was amazing. You can’t beat the location and the owners accommodated us checking in early which was really appreciated. The only thing to be aware of, and perhaps it won’t make any difference at all, is that there is a rental upstairs and it can get quite loud depending on the groups. During our first visit, there wasn’t anyone up there and I hardly noticed it. On this visit, there were two separate groups who checked in during our stay and it was very loud. To be fair, both groups had small kids running around, but it was so disruptive in the bedroom where we were staying with our 5 month old and and 8 year old daughter. I only mention this because if you are sensitive to noise and neighbors above you, you may want to ask the owner about the renters above you at that time. You shouldn’t let this deter you from staying here- it’s really lovely- it’s just worth being aware of in advance! This place is great and we will definitely be back.

My husband and I absolutely loved this place and will definitely try to come again. The place is super dog friendly with a yard, our Corgi loved this place. I am a huge germphobe and I felt this place was very clean. Sheets and towels were almost hotel level. The location is the best part. Walking distance to Miramar Beach restaurant and the beach itself. We walked there everyday of our stay. Would highly recommend to anyone looking to visit HMB

You are a minute walk away from the ocean and there is a nice little beach area to hangout at if you want to get your feet wet. There is also a park nearby if you want to go for an evening walk and watch the sunset. Overall, it was a great experience. I would stay again in the future and highly recommend.

Even on a holiday weekend, they delivered logs for the outdoor fire pit. While we were a bit surprised to discover we had people above us, you can just step outside into the hot tub and let your cares melt away. Let’s face it, you can’t beat a place that welcomes your pup as well.

It's a great location and dog-friendly (though not for older dogs who can't do stairs). We had a few issues that we mentioned to the owner, and once they're addressed, this will be a great place to stay. It has a TINY kitchen (and we never figured out where the light switch was for the overheads in it), but there are two restaurants within walking distance and a full-sized refrigerator to store your leftovers. The bed is super-comfortable.

For the most part Sarah’s place was just what we needed it to be. Nice location in terms of beach access. Pretty clean and well equipped. There did not seem to be a dryer, though, and air drying clothes when it was foggy was a challenge. There is some construction happening right outside the big windows of the house, but there wasn’t much noise or activity while we were there.

Lovely place, very close to the beach. The kitchen is small but well equipped. No dishwasher though, we got some paper plates and bowls to reduce our cleaning efforts. Communication was good, our questions were answered promptly. We had a lovely time here, our kids had a great time as well. Would love to stay here again!

Awesome location! You are literally an outfielder’s throw from the beach. You can see the beach from the home and hear the sounds of the soothing waves. The home is perfect for a couples getaway and has what you need to enjoy your stay. The hot tub is relaxing and feels great after a day out walking on the beach or getting back from a drive along the coast Highway. The home and yard is pet friendly and so is the close by beach and restaurant patio. We will definitely save this on our list of homes to stay at in the future! The host has great communication and is quick to reply if you send them a note. We hope you enjoy your stay as much as we did!

What a great place. Very close to the beach and walkable to great restaurants. It is right on the bike path. The place is lovely and well stocked. The bed was very comfortable and it was ideal for a relaxing weekend. We had a slight issue on arrival and it was fixed immediately! Highly recommend.
